San Jose residents already know many of the reasons newcomers move to the county seat of Santa Clara County. In addition to the mild weather and local attractions, San Jose is consistently ranked as one of the top ten safest cities in America. It all adds up to an excellent quality of life.

Located on the South part of San Francisco Bay, San Jose is California's third largest city. Surrounded on three sides by mountains, the city features four valleys. Coyote Valley is located on the city's southern edge. The southwest fringe is home to Almaden Valley. While the southeast‘s Evergreen Valley offers hilly terrain, South Bay's Santa Clara Valley is flat.

Due to a strong housing market, the city sponsors several programs to provide affordable housing. One of the San Jose Housing Department's policies requires new housing developments to provide a minimum of 20% of the residences at affordable rates.

The city's focus on affordable housing is enhanced by other programs aimed at redevelopment in Neighborhood Business Districts and Downtown. Affordable housing was added in Japantown, along Alum Rock Avenue, West San Carlos Street, and The Alum Rock Avenue. Section 8 rentals are available in most neighborhoods.

With an average of 300 sunny days a year, the climate attracts many newcomers to San Jose. The city's average daily high temperature of 73 degrees, with less than 15 inches of rain every year, makes San Jose weather desirable.

San Jose ranks in the top ten of the safest cities in the country. With crime rates far below the California average, the city offers a wide variety of safe neighborhoods. Neighborhoods offer a contrast in lifestyles with trendy clubs and night life in some urban communities and large shopping malls in others.

Some of San Jose's most popular neighborhoods include Evergreen, Willow Glen, Blossom Valley, Almaden Valley, Seven Trees and Alum Rock. East Foothills, North San Jose, Cambrian Park, Santa Teresa, West San Jose and Edenvale are other popular neighborhoods. Neighborhood rentals cover a wide price range, but most newcomers can find an apartment or single family home in their choice neighborhood.

A benefit of living in a large city, San Jose provides plenty of attractions for visitors and residents. The San Jose Flea Market boasts a 50-year tradition as a hotspot for family outings. The Municipal Rose Garden is also a family favorite with eateries, shops, and parking nearby.

Other popular attractions include The Tech Museum of Innovation, Happy Hollow Park and Zoo, Children's Discovery Museum, St. Joseph's Cathedral, and The Japanese Friendship Gardens.

For those who enjoy outdoor activities and pet-friendly trails, Almaden Quicksilver County Park is an excellent destination. Another popular outdoor spot, Los Gatos Creek Trail furnishes a paved trail winding through park scenery and streams. In the middle of the city, it's a refreshing place for running or walking. Another major park, Alum Rock Park is set on over 700 acres. In addition to spectacular views and a trail system, it's a great place for a family picnic.
