The days of sneaking a beloved pet into a rental in Arizona are long past. Today many apartment and home owners not only welcome tenants' pets, but provide special amenities for them.

Before beginning the search for a rental that is comfortable as an owner of pet, consider why some owners are wary of having animals such as dogs and cats in their rentals. The most telling reasons are actions or lack of them by previous tenants who behaved irresponsibly in respecting the rights of others. Perhaps there were complaints about having to avoid stepping on animal feces that the pet owner had not removed or a dog that barked all night.

In response, owners of rentals may ask for a letter from a previous landlord confirming that the owner has been a responsible tenant and that the pet had not been a nuisance. Whether the pet is older or just a puppy, some may demand a written statement indicating that the dog's behavior has been professionally trained or is presently being trained. Proof that the pet has been neutered and vaccinated against rabies may also be required.

Some rental owners may have a checklist of the responsibilities that are required from pet owners. There will probably be a contract to be signed that may include a deposit against any damage caused by the pet. For example, if a rug is stained by urine or furniture that has been scratched by the claws of a cat. In some cases, this deposit may not be refundable when the rental agreement or lease expires. The pet owner should also have a checklist with a list that includes such items as whether the rental allows the dog to be walked on the premises or should be taken elsewhere, perhaps to a park especially designed for its exercise.
